Planning Permission and Building Regulations
It is important that planning permission has been granted by your local authority for any conversion or building work to start. Discussing the options, drawing up plans and making the building regulations usually takes about 4 weeks. Building regulations are concerned mainly with fire regulations and structural stability.
Loft Conversions
For a loft conversion to be practical and feasible there must be the necessary minimum height of 2.3m (7ft 8”). Upon inspection, we would carry out the structural survey.
Prices: As a rough guide for the North West, you would expect a Dormer conversion to start at £20,000 and a Velux conversion to start at £15,000. However prices may vary due to the size of the conversion and the customer’s requirements.
Typically adding a loft or dormer conversion to your home will increase its
value by

Dormer
This option is where the existing loft space is of insufficient size for the proposed conversion. It creates additional headroom for the staircase, new rooms and additional height for above any bathroom fittings.
Velux/ Rooflight
This option is generally adequate for those contemplating the smaller loft conversion, for a single bedroom or study where sufficient height is already available within the loft space.
With house prices rising and people finding it more reasonable to extend rather than move, it is also an ideal method of adding significant value to your house.
Noisy neighbours?
Soundproofing consists of building a partition wall with a cavity or void in-between the existing wall with sound-block board and insulation. You can also use resilient bar to be placed onto the immediate wall. This will take up less space and give you the same reduction in noise levels. This method can also be applied on floors as well as ceilings.
